Vast, open floor plans eliminate internal load-bearing walls, meaning the entire roof load must be transferred down to the exterior walls and foundation. During framing, we install heavy-duty laminated veneer lumber (LVL) ridge beams and engineered headers. This prevents the roof from sagging over time and ensures your ceiling lines stay perfectly straight.

Complex multi-gabled roof systems create unique wind resistance challenges. We anchor the entire roof framework to the wall studs using high-tensile engineered steel hurricane ties and straps. This creates a continuous load path from the highest roof peak down to the foundation, meeting strict structural wind-load requirements.

We use premium AdvanTech subfloor panels instead of standard plywood. AdvanTech utilizes advanced moisture-resistant resins that prevent the panels from swelling or delaminating when exposed to rain during the framing phase. This guarantees a perfectly flat, squeak-free base for your wide-plank oak flooring.

Vertical siding requires a flawless weather barrier system. Before installing the siding, we wrap the entire structure in a high-performance commercial house wrap and seal all seams with flashing tape. We then create a proper drainage plane behind the boards to ensure any trapped moisture flows out, preventing wood rot and siding distortion.

A standard residential slab cannot support that much concentrated weight. To accommodate a floor-to-ceiling brick masonry fireplace, our engineers design a thickened footed slab. We dig deeper into the earth directly beneath the hearth location and reinforce that specific zone with a dense grid of steel rebar to prevent cracking or settling.

It requires millimeter-precise carpentry and masonry fabrication. The underlying island cabinetry must be perfectly level during framing and installation. The quartz slabs are then CNC-cut at a precise 45-degree mitered angle so that the veining pattern flows seamlessly from the horizontal countertop down the vertical side panel.

Painted brick offers a clean, modern aesthetic that perfectly matches the bright, open interior of a modern farmhouse while retaining an authentic texture. Structurally, brick provides excellent thermal mass, meaning it absorbs heat from the fire and slowly radiates it back into the vaulted great room long after the fire goes out.

A deep, full-width front porch is a classic farmhouse element that protects the home from heavy rain and direct South Carolina summer sun, lowering cooling costs. To keep the interior living space from feeling dark, we install large, black-framed windows and maximize the vaulted ceiling heights to bounce natural ambient light deep into the home.
